How many stage inspections should I book on a Wollert build?
Most owners here book five to seven. The usual set is footings or bored piers, slab before pour, frame, lock-up, waterproofing before tiling and fixing, then the pre-handover inspection at the end.
What does each stage inspection cost?
Stage inspections are priced per stage, and booking the full set costs less per visit than booking them one at a time. Call or send the lot address and we will quote before you commit to anything.
How much notice does my builder need?
Give your builder written notice as soon as you have our booking. Most site supervisors in Wollert will hold a stage for a day or two, so a few days notice is usually enough to get access.
When do I get the report?
Within 24 hours of the site visit, and sooner for a slab inspection where a pour is imminent. Each item is photographed, located and written so you can forward it straight to your site supervisor.
What is NOT included in a stage inspection?
Electrical, gas and appliance testing is excluded, a licensed electrician or gasfitter does that. We do not open up finished work, sign off engineering, certify the build or issue permits.
Are you registered in Victoria?
Yes. We inspect under Building and Plumbing Commission registration CDB-U 53425. The BPC was formerly the VBA, and our inspectors carry current insurance for this work.
What is the work measured against?
The NCC and ABCB Housing Provisions, the Australian Standards for the trade in question, the Guide to Standards and Tolerances 2015, and your own contract drawings and specification.
Do you inspect the footings on reactive clay lots?
Yes. Wollert sits on the Newer Volcanics basalt plains, and reactive clay lots are common. We check the footing system built on site against the engineering design for your lot before the pour.
What happens if the builder disagrees with an item?
Put it to them in writing with our photos attached. If it stays unresolved you can use the Building and Plumbing Commission dispute resolution service, formerly DBDRV, and then VCAT if needed.
Do you cover all of Wollert and the nearby estates?
Yes, all of Wollert 3750 and the surrounding growth suburbs including Epping North, Donnybrook, Craigieburn and Mernda. Same inspector attends each stage on your build wherever possible.
