Buying a house in Wollert: prices, stock and what to check
Wollert's median house price sat around $711,000 in August 2026, up about 3.3 percent across the year, with roughly 736 houses changing hands. Gross yields on houses run near 4.15 percent on a median rent around $585 a week, which is why the suburb draws investors as well as first home buyers. The unusual thing about buying here is the age of the stock. In most suburbs a pre-purchase inspection is about wear. In Wollert it is usually about whether a nearly new house was built properly in the first place, and whether the early movement on reactive clay has started to show.
What the numbers say
A median near $711,000 with growth around 3.3 percent puts Wollert in the middle of the northern corridor rather than at either extreme. Sales volume is the more telling figure. Roughly 736 house sales in twelve months in a suburb of this size means a lot of stock turning over, much of it first resales of homes only a few years old.
Buying a house that is only a few years old
A five year old house can still be under its statutory warranty period, and it can also carry defects the original owner never had inspected. We look for the movement patterns that show up early on reactive clay: cracking at the slab edge and around openings, doors that have gone out of square, and separation at the cornice line. None of those are automatically serious, and the report says which.
Buying off the plan or a house and land package
If you are buying before completion you are not buying a finished house, you are buying a contract. The inspections that protect you are the construction stages and the pre-handover, not a pre-purchase report. Read what your contract says about the handover inspection and how long you have to raise defects.
What a pre-purchase inspection covers, and what it does not
A pre-purchase inspection under AS 4349.1 is visual and covers readily accessible areas. It reports significant items: structural damage, the conditions that cause it, and safety hazards. It does not include electrical, gas or plumbing testing, appliances, heating and cooling, pools, or anything concealed or obstructed. Timber pests are a separate inspection under AS 4349.3.
Timing your inspection around the offer
Book before you are unconditional wherever you can. In a market with about 30 days on market there is usually time, and if the vendor will not allow access before the auction, that is worth knowing too. We can usually attend at short notice in this corridor.
